Start by considering who your guests will be

Before you start your renovations you should consider who your target demographic is and make decisions based on this.

Start by asking: How many rooms are in the home?

1 bedroom

If you have a 1 bedroom apartment, villa, or granny flat, you’ll be targeting a couple or individual, either on holidays, on a romantic weekend getaway, or traveling for work.

2 - 3 bedrooms

2 - 3 bedroom apartments, townhouses, or homes will appeal the most to families who are enjoying a holiday or visiting family.

4+ bedrooms

With over 4 bedrooms you should shift your focus toward family gatherings and large group weekends - with entertaining a must!


Spaces to focus the renovations on

The Kitchen

The kitchen is considered the hub of the home, so replacing your dated kitchen with a modern design can help increase the appeal of your rental (and can also allow you to increase the rates).

Families and groups appreciate larger spaces to prepare food and entertain, so consider maximising the bench space if possible. Along with this, try to fit a larger fridge into your kitchen design as this can also be a big drawcard.

If space permits, another feature to consider is a breakfast bar or providing space around the island bench for people to sit and chat.

Regardless of your design choices, always allow room for a dishwasher - nobody likes to handwash their dishes while on holiday!


The Bathrooms

Bathrooms are a space of relaxation, and alongside kitchens, can be a determining factor in choosing your place. This is why you need the ‘wow’ factor - and a new modern bathroom can give you this.

If you’re targeting couples consider making space for a freestanding bath, or even a spa bath if your budget permits, as this is a popular feature guests look for on a romantic getaway.

For larger groups, adding a washroom separate from the main bathroom gives you the advantage of extra amenities.

A quick tip: If your master bedroom has an ensuite, we recommend prioritising the feel inside this space as the guests staying in this room are typically the people paying for the rental.


Add a balcony or deck

Balconies and decks are suited toward all demographics, whether it’s a couple enjoying a glass of wine with a cheese platter or a group of people entertaining outdoors.

These spaces can be enjoyed year-round but as summer is typically the peak season in NSW, ensure you provide a shaded area to give your guests the best versatility.

A quick tip: Once your new deck is complete, consider including a bbq, an outdoor dining table, an outdoor lounge, or a hammock.


Don’t forget the decor

It’s the little features that make your place stand out on listing sites. From cushions to curtains, we’ve put together a list of some items to consider adding to your home:

  • Invest in comfortable seating (guests love to relax on the couch after a long day)

  • Mix natural tones with a pop of colour (think a rug and cushions)

  • Window furnishings should be versitile, to allow as much or as little light in as possible, so think blockout curtains or shutters.

  • Add some art pieces to the walls - look for simple prints which compliment your signature colours.

  • If your living area is small, consider hanging a large mirror as this will help add light and make the space feel larger.

After investing time and money into your holiday home you should showcase how amazing your place is, and the best way to do this is by hiring a photographer. Sure, professional photographers can be expensive, but you typically only need to get these photos taken once, and then you’re set for years to come.
