Our Pre Construction Process

Starting the journey of renovating or building your dream home is an exciting time. We often get to speak to amazing people about their excitement and drive to begin the project. We also speak to a lot of clients who have never embarked on a renovation project and have no idea what they’re in for.

We like to be really open, honest and transparent about our process so that our clients feel in control and know what to expect about the next couple of months we’re going to be working together to start their project.

We call this process the ‘Pre Construction Process’ which is the moment you make an enquiry or we receive your referral from a trusted industry partner, like a designer or architect to when you sign the final contract and work begins.

Research and Select a Builder

The first step in our process is choosing the right builder. This is crucial because the builder needs to align with your vision, have the expertise and knowledge to fulfill your brief and fully understand you project objectives. For us, one of the most important factors is the personal connection and alignment with your vision.

Introductory Call

Once you've researched and feel that we are a right fit, you will make an enquiry with us by filling out our contact form or your designer or architect will put you in contact and we'll arrange an introductory call. This is an opportunity for us to get to know each other better and discuss the scope of your project. If you haven't already and your project requires, we can also put you in touch with an architect or designer after this call.

Site Meeting

Next, we hold a site meeting at your project's location to confirm the project's scope. This gives us an opportunity to meet the builder face to face, build rapport and for us to identify any additional project requirements that wouldn’t be in the brief, like pests, mould, water damage, site access and any additional project requirements. If you decide to proceed further, we move on to providing you with an estimate.

Estimate

After your builder has all the information required for your project, they will then present you with an estimate of the project. We will invite you to an estimate meeting to go through in detail the pricing details for your project. During the estimate meeting, we will discuss the next steps, the preliminary agreement, ensuring transparency and alignment from the get-go. Once the client is happy with estimate cost, we move to a Preliminary Agreement.

Preliminary Agreement

The Preliminary Agreement is the next stage of the Pre Construction Process. This is the first formalised commitment that you and your builder make. The Preliminary Agreement is a contract that guarantees the client a start date, a detailed schedule and most importantly a detailed quote. The process of producing a detailed quote and schedule can take up to 40 hours of work for both the builder and many of the suppliers, so we do charge an hourly rate for this part of the process. The final cost of the quote, if it proceeds to contract, is taken from the final amount.

Upon signing the preliminary agreement, we schedule another site meeting to discuss designs, DA, engineering, and final details. This is another crucial step in ensuring that your vision is being realized as you envisioned it.

Quote

During the quote meeting, we present you with an official quote. It's essential to review this thoroughly to ensure that nothing has been overlooked. By this time in the process, you will know exactly what your project will cost and that you are comfortable signing a contract.

Scheduling Stage

At the scheduling stage, we use a software called "Wunderbuild" to manage the schedule of works to be carried out for the project. You, as the client, will have access to this timeline, keeping you in the loop at all stages of the build.

Contract Meeting

We then hold a contract meeting to review the agreement in detail. This step ensures that all parties involved have a clear understanding of their responsibilities, the timeline, costs involved and all the trades that will be working across your project, setting the stage for a successful build.

After moving through the Pre Construction Process, you are now ready to start your project! All the decision making, hours of revision, back and forth with multiple stakeholders comes to an end and all the hard work has paid off. Kick back and relax, while we roll up ourselves and get started.
